Located on a private, gated sea island near Beaufort, South Carolina, this 7,600 square foot property sits on five acres of preserved coastline and nature. Originally one of the island’s first homes, it was completely reimagined by In Site Designs following a renovation that began over a year prior. The two bedroom main house and two bedroom guest house were stripped back to their original structure and thoughtfully rebuilt to create a sophisticated coastal retreat designed for entertaining and family connection. The design balances the home’s architectural integrity with a more relaxed, livable aesthetic that embraces the surrounding landscape. Natural textures, layered materials, and warm light create a sense of calm throughout, while thoughtful updates, including a fully customized kitchen with new cabinetry, a bespoke ventilation hood, a wall oven, and refrigeration drawers, blend beauty with everyday functionality. Led by designer and stylist Chisana Hice Smith, the project reflects In Site Designs’ collaborative and narrative approach to interiors—spaces that are both timeless and deeply connected to place.
